Toronto’s housing market continued to gain momentum in June, with sales increasing 5% compared to last year while both new listings and active listings declined by 14%. As inventory tightened, market conditions shifted from a buyer’s market this time last year to a more balanced market today.

Price trends continued to stabilize across much of the Toronto market in June. Detached home prices remained unchanged from a year ago, townhouse prices increased 2%, and semi-detached homes experienced only a modest 1% decline. While the overall average selling price was $1,081,375, condominium prices continued to adjust, down 9% year-over-year to an average of $665,760, offering some of the best value in today’s market.

With borrowing costs lower than a year ago and inventory becoming more balanced, more buyers are beginning to re-enter the market. As competition gradually increases, prices are showing signs of stabilizing across many segments, while condominiums continue to present attractive opportunities for first-time buyers, investors, and those looking to right-size.

The second quarter has shown encouraging signs that confidence is returning to the Toronto market. If current trends continue through the second half of the year, increased buyer activity and improving competition could support further price stability and continued market momentum.
